Commercial roofing is a significant investment for any property owner, and warranties are crucial in protecting yourself against factory defects and certain unfortunate circumstances with regards to your roofing system. It is important to note, though, that roof warranties are different from insurance. A roof warranty can only cover specific conditions, which are usually stipulated in the warranty agreement.
Manufacturer Warranties
Manufacturer warranties are provided by the roofing manufacturer. They are typically divided into four specific types:
- Materials warranty – This only covers the roofing products and serves to guarantee that the roofing material won’t fail within a specified period (10, 20 or 30 years).
- Roof system warranty – Sometimes referred to as the “membrane-only” warranty, it can only provide coverage for the membrane of the roof system.
- Labor and material warranty – This type of warranty covers defects in the materials and labor, but only up to a specified dollar limit.
- No dollar limit (NDL) Warranty – This type of warranty offers full coverage for any defects or failure of the products within the warranty period. It covers the replacement of the materials regardless of the cost.
Roofing Contractor Warranties
Roofing contractor warranties are provided by the roof installer. This type of warranty covers the work performed in order to install the roof products as well as the products that the installer used in installing the roof.
