Common Signs It’s Time to Replace Your Roof

One of the key components of a weather-resistant home is a solid roofing system. It is, after all, your first line of defense against hail, wind, debris and other elements. But like the rest of your home’s exterior, it is bound to suffer extensive damage over time. Even after doing your part in keeping it in good condition through preventive maintenance, your roof will start showing signs of deterioration. Although some forms of damage are repairable, others are beyond saving and must be addressed via a complete replacement. Here’s how you can tell if it’s time to replace your residential roofing system.

Time to Replace Your Roof

Your Roof Is Old

If you have an asphalt shingle roof, you might already be aware that it has an average life span of between 20 and 30 years when taking maintenance into account. Metal panels, clay tiles and slate last longer. If your roof is already beyond its years, it’s time to invest in a new one, even if it looks intact when seen from the curb.

Your Roof Is Leaking

The existence of leaks is also a sign that your roof is on its last legs. Are you seeing severe staining on your walls and ceilings? Try checking your attic and look for signs of mold and rot on the roof’s structural components, particularly the rafters and trusses. If, upon entry into the attic, it starts feeling clammy, your roof might have a ventilation problem. But if you notice pinholes of sunlight coming through from the other side, it’s an indication that a replacement roof is due.

Your Roof Looks Severely Damaged

Due to their constant weather exposure, the shingles start curling and cracking. The former is a sign of weathering and, if not addressed quickly, may lead to leaks. The latter, meanwhile, are a result of wind damage. If there are only a few cracked shingles, you can opt to replace them while keeping the rest intact. If the cracking is not isolated to one certain area and is found randomly throughout the roof, it’s time to consider a roof replacement.
