Out-of-state roofers might think that we Albuquerque roofing contractors have very little to complain about, and, for the most part, we agree. Most of New Mexico enjoys a generally mild, dry, and sunny climate. Humidity isn’t a huge issue. We get a reasonable amount of rain and snow each year, and severe storms are rare.
But if you’ve lived here for more than a few years, you’re probably already aware that certain home maintenance tasks still need to be completed each season. If you want to prevent structural damage, maximize your energy savings year-round, and prolong the life of your roof, you need a concrete action plan.
Here are some of the things you’ll want to put on your roof maintenance checklist every season:
Spring
Spring is the windy season here in New Mexico. This means a higher risk of shingle blow-off in some areas and, if you add spring rains to the mix, the risk of water penetration from wind-driven rain.
Always, always schedule a roof inspection early in spring to counter these risks. You can also do a preliminary visual inspection with a pair of binoculars. Look for loose, buckling, or curling shingles and signs of algae and mold. But don’t skimp on a professional inspection. You need a trained eye to spot hidden and potential roof problems before they get worse.
Summer
Because summers in New Mexico can get really hot, your main goal in summer is to make sure your roof can “breathe”. Check to see if your roof and attic vents are clean and in good working order so that hot air can escape. You want to keep your roof from overheating because this won’t just cause a spike in your energy bills but shorten the roof’s service life as well.
Fall & Winter
Fall is the season for winter prep tasks, where the goals are to clear your roof and gutters of debris and make sure your roof is generally damage-free. With a few exceptions, winter is the driest season here in our state, but we still get some amount of rain or snow.
Having a seasonal action plan isn’t at all difficult and if you stick to it, you can enjoy worry-free service from your roof for decades. To make things easier, partner with a local roofer you can trust.
